UNM Farris Engineering Center-

The original 1967 brutalist building was originally designed with classrooms on level 3 and offices stepped in below. There was very little in the way of views, outside awareness, or insulation.  Reusing the original cast-in-place, post tensioned concrete pan / joist structure it has been re-imaged as a transparent machine for research and learning.  The clean planes of the new vertical massing are suspended above the original base on a glazed first level that rests on the substantial foundations of the past.  The building now encloses approximately 51ksf of highly transparent and efficient (66% net assignable SF) office and research space on the upper three levels and nearly 25ksf of shell space for future labs in the walk out basement.  Each occupied area has access to natural daylighting and exterior awareness.  It will be substantially complete by Thanksgiving 2017 and at a construction cost of $15.9M UNM has re-used an existing structure and provided a new highly efficient space and envelope for $206 / sf.  The new exterior envelope is composed of an aluminum composite material (ACM) rain screen panel system over a state-of-the-art continuously insulated sheathing, a high albedo PVC roof, and exceptional quality glazing.  The space makes excellent use of daylighting and reduces the amount of glare and solar heat gain with the implementation of electrochromic glazing.  In lieu of providing interior and exterior shading devices the glazing is able to electronically adjust the amount of exterior solar radiation and visible light entering the space without compromising the views.  Much of the previous precast concrete envelope was recycled and some was re-introduced as base course for onsite redevelopment.  The project has more than an 85% recycling rate for construction waste management.  The office area floor to floor is 13’ and the introduction of an outside air only chilled beam HVAC system allowed UNM to maintain a spacious 9’-6” ceiling height.  This mechanical system choice also provides for a reduction in energy and ductwork required to condition the building and incorporates an air-to-air energy recovery heat exchanger in the AHU.  Combined with the central plant provided hydronic, innovative LED lighting, and other high efficiency equipment the building achieves a greater than 50% reduction in energy use related to the ASHRAE baseline model.  The recycled content of the new material in the building is more than 13% and includes aluminum, steel, and nylon carpet.  This creative reuse of the UNM Farris Engineering Center exemplifies stewardship of existing resources and offers an excellent example of UNM’s commitment to the community, current, and future students and faculty that it serves.    Video
